C O N S T R U C T I O N
Licensed Civil Engineer / Land Surveyor
1099 Independent Contractor (Sole Proprietor) · San Diego County, California + Multi-State · Project-Based Scope
Apartment Company Group contracts with independent, California-licensed engineers and land surveyors on a project-by-project basis. We're looking for a sole proprietor we can scope defined work to on a 1099 basis — stamping and sealing drawings and producing CAD deliverables for our construction and development projects. Our work is based in San Diego County, California, with additional projects in other states, so the ability to work across jurisdictions is a plus.
SCOPE OF WORK
• Review, stamp, and seal engineering and/or survey drawings under your active California license (PE and/or PLS).
• Produce, mark up, and revise CAD drawings — site, civil, grading, drainage, utility, and/or survey sheets — to a permit-ready standard.
• Take on clearly defined scopes of work per project, with set deliverables and timelines.
• Coordinate with our project team on plan requirements, agency corrections, and submittals.
• Deliver sealed drawings suitable for permitting and jurisdictional approval.
REQUIRED QUALIFICATIONS
• Active California Professional Engineer (PE) and/or Professional Land Surveyor (PLS) license in good standing — able to stamp and seal drawings.
• Proficiency with CAD — able to create and edit drawings (AutoCAD, Civil 3D, or equivalent).
• Set up to work as a sole proprietor / 1099 independent contractor.
PREFERRED (A PLUS)
• Licensure in additional states where we operate, or willingness to pursue it.
• Experience with multifamily, residential, or commercial site development.
• Familiarity with San Diego County and California permitting and agency requirements.
• Your own CAD software and professional liability (E&O) insurance.
ENGAGEMENT DETAILS
• Type: 1099 independent contractor / sole proprietor — project-based scope, ongoing as needed.
• Location: Project based for projects primarily in San Diego County, CA, plus additional states.
• Compensation: [Per-scope fee, hourly, or per-stamp — DOE].
• Volume: As needed.
Reply with (1) your California license type and number (PE / PLS), (2) a short overview of your relevant experience and any other states you're licensed in, (3) a sample of CAD work or sealed plans you've produced (redacted is fine), and (4) your rate structure.
