About this opportunity

Property Manager | Premier Class A Office Complex | Oak Brook, IL

We’re looking for an experienced Commercial Property Manager to oversee a large, high-profile Class A office campus in one of Chicago’s premier suburban markets. The property is a ~1 Million SF+, multi-building office complex. This position offers a strong path for career growth, with direct exposure to the senior executive team and the chance to make a meaningful impact on the asset’s performance and the broader organization.

This is an opportunity to take ownership of a large, sophisticated asset with real visibility and responsibility. The Sr. Property Manager will oversee day-to-day operations while partnering with ownership, vendors, tenants, and building teams to ensure the property performs at a high level.

Responsibilities:

  • Oversee day-to-day operations of a 1MIL square-foot, multi-building Class A office campus, ensuring the highest standards of building performance and tenant experience
  • Manage all financial reporting functions including budgeting, forecasting, variance analysis, CAM reconciliations, and monthly ownership reporting packages
  • Serve as the primary point of contact for tenants, proactively managing relationships, resolving issues, and driving retention across a diverse tenant roster
  • Bid, negotiate, and administer vendor and service contracts, ensuring quality, compliance, and cost efficiency across all property services
  • Coordinate and oversee capital improvement and tenant improvement projects in partnership with ownership and construction management teams
  • Ensure full compliance with all local, state, and federal regulations, including life safety systems, building codes, and environmental requirements
  • Develop and manage annual operating budgets and capital plans, monitoring performance against budget and providing detailed variance explanations
  • Collaborate closely with leasing, engineering, and accounting teams to support occupancy goals, asset strategy, and ownership objectives

Experience:

  • 5+ years of commercial property management experience, with a strong preference for Class A office
  • Demonstrated strength in financial reporting — budgeting, CAM reconciliations, variance analysis, and ownership reporting are core to this role
  • Experience managing large, complex, or multi-building assets preferred
  • Proficiency with property management software (Yardi, MRI, or equivalent)
  • Strong tenant relations and communication skills with a service-first mindset
  • Ability to manage multiple priorities independently in a fast-paced environment
  • CPM, RPA, or equivalent designation a plus but not required

Compensation: $135k-$150k plus benefits, 401k and other perks.

The above salary range represents Advice’s good faith and reasonable estimate of the possible base compensation range at the time of posting and is not reflective of the total compensation package, which may also include benefits, equity, and other non-cash incentives.
