Our client is a well-established commercial general contractor with a strong reputation for delivering high-quality projects across South Florida. Known for their collaborative culture, long-standing client relationships, and commitment to excellence, they are seeking an experienced Preconstruction Manager to join their growing team.

This individual will play a key role in leading preconstruction efforts from early design through project turnover, ensuring accurate budgeting, effective coordination, and a seamless transition into construction operations.

Responsibilities

• Develop conceptual, schematic, and detailed estimates throughout the design process.
• Prepare budgets, cost plans, quantity takeoffs, and GMP proposals.
• Identify cost-saving opportunities and provide value engineering recommendations.
• Review plans and specifications to identify scope gaps, overlaps, and potential risks.
• Coordinate closely with owners, architects, engineers, and internal operations teams during design development.
• Manage the subcontractor bidding process, including bid package preparation, scope reviews, and proposal evaluations.
• Maintain accurate cost databases and historical project information.
• Track design changes, RFIs, and revisions to ensure estimates remain current and complete.
• Assist with procurement strategies, subcontractor selection, and project buyout activities.
• Develop and manage preconstruction schedules and key project milestones.
• Support client presentations, project pursuits, and business development initiatives.
• Mentor junior estimators and contribute to the growth of the preconstruction team.

Qualifications

• Bachelor's degree in Construction Management, Engineering, or a related field preferred.
• 5+ years of experience in preconstruction, estimating, or related commercial construction roles.
• Experience working for a general contractor on commercial projects.
• Strong understanding of construction methods, materials, and cost planning.
• Proficiency with estimating software, Bluebeam, Procore, or similar construction technology platforms.
• Excellent communication, organizational, and relationship-building skills.
• Ability to manage multiple projects and deadlines in a fast-paced environment.
