About the company
Appleton Finn is partnering with a well-established, 100% employee-owned commercial interiors general contractor with a strong reputation and a loyal base of repeat clients across the Seattle area. They’re growing their service division and looking for a hands-on Project Manager to lead it.
The role
You’ll run a steady stream of smaller tenant improvement and service projects, from the first client call through to closeout. Typical work includes:
- Single-office buildouts and office refreshes
- Conference room changes and minor demolition and reconfiguration
- Painting and flooring replacements, doors and hardware, millwork
- Small mechanical, electrical, plumbing and technology upgrades
You’ll own each project from start to finish (site walk, estimate, proposal, construction and closeout) and guide and develop two Project Engineers who support the service work.
What you’ll do
- Respond quickly to client requests and walk sites to define scope, schedule and budget
- Prepare conceptual budgets, detailed estimates and clear written proposals, often from limited drawings or field conditions
- Get and evaluate subcontractor and vendor pricing, and buy out the work
- Spot scope gaps, constructability issues, long-lead items and risks early
- Manage several small projects at once in occupied buildings, keeping disruption to a minimum
- Handle costs, change orders, invoicing and forecasting
- Coordinate with clients, property managers, building engineers, designers and trades
- Lead, support and develop two Project Engineers
- Close projects out properly (punch lists, warranties and final billing) and build relationships that bring repeat work
What you’ll bring
- 3+ years of commercial construction experience, ideally in tenant improvement, service or small-projects work, from either a GC or a facilities background
- Experience estimating and running projects from pricing through completion
- A solid working knowledge of commercial construction methods, materials and building systems
- The ability to read drawings, specifications and lease exhibits
- Strong organisation, a quick response to clients, and comfort juggling multiple projects
- Experience directing or mentoring others (PEs, coordinators or crews)
- Proficiency in Microsoft Office. Procore, Bluebeam and estimating software are a plus
- A valid driver’s license, and willingness to do occasional off-hours or weekend work in occupied buildings
Why join
- Your own book of projects, with direct client contact and real ownership
- A genuine step into team leadership
- Employee ownership (ESOP), so you share in the company’s success
- Stable, repeat-client work with a fast-paced variety of projects
Compensation and benefits
- Base salary: $110,000 - $125,000 per year, depending on experience
- Medical, dental and vision insurance; 401(k); ESOP participation; paid time off and holidays; performance-based bonus
