About this opportunity
Project Manager, Mixed-Use, Multifamily, Retail & Commercial Construction
Location: Chicagoland
Type: Full-time, direct hire
Base salary: $125,000 to $150,000, plus benefits
About the Company
Our client is an established Chicago-area general contractor that builds mixed-use, multifamily, retail, and commercial projects for owners and developers. The company handles work from preconstruction through closeout, with a focus on clear communication, transparency, and reliable execution. It is known for long-standing client relationships, steady repeat work, and a hands-on approach, and the team is small enough that you will work directly with leadership and have a real voice in how projects are run.
The Role
The Project Manager is responsible for the day-to-day management of construction projects from buyout through closeout. You will lead the project team, manage subcontractors and vendors, control cost and schedule, and serve as the main point of contact for owners, architects, and developers. This is a hands-on role at a growing firm, where strong project managers take on larger projects and more responsibility.
Key Responsibilities
- Manage the full construction lifecycle of mixed-use, multifamily, retail, and commercial projects, including buyout, construction, closeout, and warranty
- Serve as the primary contact for owners, developers, architects, and engineers, with regular reporting and clear communication
- Prepare, award, and manage subcontracts and purchase orders, and lead subcontractor selection and performance
- Manage project budgets, cost reports, forecasting, change orders, and pay applications
- Develop and manage project schedules, including look-aheads, and keep subcontractors and the field team on track
- Run RFIs, submittals, and design coordination, and identify value engineering and constructability opportunities
- Work closely with the superintendent and field team on sequencing, safety, quality, and site logistics
- Coordinate permits and inspections with local agencies and the design team
- Manage closeout, punch lists, documentation, and warranty items
- Support estimating and preconstruction as needed
- Mentor and develop project engineers and assistant project managers
Qualifications
- 5+ years of project management experience with a general contractor in Chicagoland or a comparable market
- Experience managing mixed-use, multifamily, retail, commercial, adaptive reuse, or tenant improvement projects
- Proven ability to manage projects through budget, schedule, subcontractor, and owner-relationship challenges
- Strong understanding of contracts, change orders, and cost control
- Proficiency with Procore, MS Project or similar scheduling tools, Bluebeam, and Microsoft Office
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent experience considered
- OSHA 30 preferred
- Strong communication skills and a client-focused approach
What the Company Offers
- Base salary of $125,000 to $150,000, depending on experience
- Benefits package
- A small, relationship-driven team with direct access to ownership
- Variety across project types, including multifamily, retail, mixed-use, and commercial
- Room to take on larger projects and grow as the company grows
