About this opportunity

Why this Opportunity Stands Out

Hays is exclusively partnered with a rapidly growing and highly respected commercial real estate advisory and project management firm seeking a Construction Project Manager / Owner's Representative to join its expanding Richmond, Virginia team.

Whether you're an Assistant Project Manager, Project Engineer, Project Manager, Estimator, Preconstruction Professional, Superintendent, or Owner's Rep, this is an opportunity to elevate your career and gain exposure to the owner side of the industry while working on high-profile projects across the region.

With a strong backlog of awarded work and an impressive pipeline of upcoming projects, the company is continuing to invest in its people and future leadership. You'll work directly with owners, developers, investors, and executive stakeholders, gaining exposure rarely available in traditional contractor-side roles.

If you've ever wanted greater influence over project strategy, budgeting, client relationships, and key business decisions, this role offers a clear path forward. Rather than focusing on a single scope or trade package, you'll help guide projects from initial planning through completion while acting as a trusted advisor and advocate for the owner.

What You'll Be Doing

As a Construction Project Manager / Owner's Representative, you'll serve as a trusted advisor to clients and play a key role in delivering successful projects from initial planning through occupancy.

You will have the opportunity to:

  • Lead projects from concept, planning, and design through construction and closeout on behalf of owners and end users.
  • Develop and manage project schedules, budgets, reporting, and project controls.
  • Coordinate architects, engineers, consultants, contractors, vendors, and key stakeholders.
  • Review construction costs, contracts, change orders, procurement strategies, and project forecasts.
  • Monitor project performance to ensure projects remain on schedule and within budget.
  • Identify risks early and implement solutions before they impact project delivery.
  • Facilitate meetings and provide updates to project teams, leadership, and clients.
  • Manage multiple projects simultaneously across various stages of development and construction.
  • Act as the primary point of contact and trusted advisor throughout project delivery.

This role offers direct exposure to high-profile projects while allowing you to work alongside an experienced team of project managers, construction professionals, and real estate advisors.

What You'll Need to Succeed

We're interested in speaking with motivated construction professionals who are looking to take the next step in their careers. Successful candidates typically bring:

  • 3+ years of experience with a General Contractor, Construction Manager, Developer, Design-Build Firm, or Owner's Representative.
  • Experience managing schedules, budgets, procurement, subcontractors, RFIs, change orders, and project closeout activities.
  • A solid understanding of construction delivery methods and project controls.
  • Experience within commercial interiors, tenant improvements, renovations, mission-critical, multifamily, industrial, government, healthcare, or other commercial construction sectors.
  • Strong organizational and communication skills.
  • The ability to manage multiple priorities in a fast-paced project environment.
  • A client-focused mindset and desire to build long-term relationships.
  • An interest in expanding beyond project execution into broader project leadership and client advisory responsibilities.
  • Richmond-area residency and willingness to work in a collaborative office environment.

What's In It For You?

  • Competitive base salary: $100,000-$125,000
  • Industry-leading bonus opportunity of 15%-50% of base salary
  • Annual 401(k) contribution
  • Company-assisted healthcare coverage, including family plans
  • 3 weeks PTO
  • Company-paid life and disability insurance
  • Clear progression into Senior Project Manager, Program Manager, and Director-level roles
  • Direct exposure to owners, developers, executives, and key decision-makers
  • Opportunity to work on a diverse portfolio of projects across multiple asset classes
  • Long-term mentorship and professional development opportunities
  • The chance to transition into a highly sought-after client-side project management career path
