Director of Facilities Management
The Director will oversee facilities management of a six-story historic building. Responsible for managing a staff of 8 and ensuring compliance with NYC and State laws. Overseeing maintenance and oversight of HVAC and electrical systems, building maintenance, mail service, environmental services, and RFP development. Provide support for diverse areas of NYAM including the Education & Conference Center and medical libraries. Lead emergency preparedness planning and ensure Fire Safety Plan compliance. Manage internal construction projects, space planning, renovations, and repairs. Responsible for selecting and managing outside vendors, staff assessment, management, and training. Develop and manage preventive maintenance programs. Lead "go green" initiatives related to building systems, operations, and construction. Budget: Developing and managing annual operating & capital budgets (over $2M annually). Emergency & Safety: Lead emergency preparedness planning, ensuring that a code compliant Fire Safety Plan and program is in place. Design & Construction: Manage internal construction projects, space planning, renovations and repairs and coordinating the work of outside architects, engineers, and contractors. Procurement: Select and managing outside vendors; analyzing systems and vendors to increase productivity and efficiency while managing within budget. Personnel: Staff assessment, management, training and development, mentoring, recruitment and retention. Events & Conference Center: Work closely with the Conference Center Director and catering partner, ensuring excellent customer service and quality and timeliness of meeting Conference Center event set- up and closing requirements. Work with Library leadership to maintain appropriate environmental conditions for NYAM’s historical and contemporary collections. Maintenance: Update and manage preventive maintenance program. Green: Lead “go green” initiatives as they related to building systems, operations and construction. Other duties as assigned.

Schedules: This position is based in New York City and requires a full-time on-site presence.

Job Requirements:

Qualifications: Prior experience in Facilities Management of an owned facility with a successful track record of proven results. Fire Safety Director Certification is required. Experience with the NYC DOB, FDNY and other city agencies with knowledge of NYC building codes and regulations. Hands-on knowledge of operations, construction, planning and maintenance. Experience using Word, Excel, CAD, work order facilities management software, and building maintenance software (BMS) also preferred. Experience in budget planning and management of at least $1M annually, combined with ability to achieve efficiencies, streamline operations, and reduce costs where possible. Ability to prioritize workflow and self-identify appropriate deadlines. Management, team building and organizational skills. Effective written and oral communication skills; adept with technology. Strong interpersonal skills and ability to interface effectively and work collaboratively with all levels of NYAM and outside vendors. Bi-lingual English/Spanish helpful. Experience working with rare and valuable archival materials helpful. Education and Experience: Bachelor's Degree (BA) or equivalent required. Work experience may substitute for education. At least ten years of progressively responsible related experience needed, including at least five years in supervisory capacity. Certifications as FMP, FMC, Boiler, Sprinkler, & Alarm System maintenance and others preferred.

Compensation Package:

salario   Salary Proposal
$145,000 to $160,000 annually.
